Are Timeshares a Good Investment?

A few years ago I was almost convinced to buy a timeshare from one of those swift talking promoters. I was always warned that you should try to attend a timeshare meeting because if noting else you will learn some tips from great salespeople. The speaker was great and like I said I was almost convinced that it was the right thing to do. Now looking back on it is buying a timeshare what fractional real estate is all about or am I totally looking at it all wrong? In the current state of the real estate market it seems like just owning a portion of a property seems like a safe investment.
